Cracked, heaving asphalt in the parking lot. Patching and sealant have not fixed it.

Estimated cost to replace the parking lot: about $475,000 to $575,000. Owners will pay it.

The parking lot is a common element. It is the collective responsibility of all owners, and the board ultimately decides whether to repair it.

It has been patched repeatedly. It cannot simply be covered over with sealant, although that has been done in the past. Replacing the entire lot is estimated at about $475,000 to $575,000, and replacement has been on the agenda for nearly a decade.

That is an anticipated $475,000 to $575,000 cost to owners. The lot is another example of deferred maintenance. Next to the association's debt (−$636,515.97 as of the 2025 accounting; see Debt levels), it is another symbol of the building's deterioration and another cost that has been put off.

However long it is put off, it will eventually have to be addressed. There is no alternative. Yet the lot remains in its current condition.
