The indoor pool needs a $35,000 refinish while debt piles up

The year-round indoor pool still exists. The deck under owners’ feet is failing.

3920 Mystic Valley Parkway has an indoor pool that can be used year-round. That is one of the few real amenities left in the building.

Look at the deck around it. The coating is deteriorating under people’s feet — chalky, mottled, and overdue for a reseal and refinish that was supposed to happen. This is ordinary wear and tear. It is the kind of maintenance a functioning association schedules before the surface fails underfoot.

The repair runs about $35,000. That bill does not buy a luxury. It restores a basic finish on a year-round amenity every owner already pays for. When it finally gets done, it adds to the association’s ongoing debt — another line item on a ledger that is already deep in the red. See Debt levels.

A board that lets a pool deck peel until a five-figure refinish is unavoidable is not managing a building. It is deferring the obvious until the cost is larger and the message is clearer: maintenance here waits until it fails.

Caveat emptor.
