When the halls smell like weed and the board looks the other way

Walk the corridors at 3920 Mystic Valley Parkway on an ordinary evening and you may catch it before you reach your door: a thick, sweet stench of marijuana hanging in the common hallways. Not a private balcony. Not inside a closed unit. The shared air that every owner, guest, child, and buyer has to breathe to get home.

That smell is not harmless flavor. Secondhand cannabis smoke and vapor cling to paint, carpet, and HVAC returns. They turn a hallway into someone else’s habit. Prospective buyers notice. Guests notice. People with asthma, migraines, or kids notice. A building that constantly reeks of weed reads as unmanaged, and unmanaged buildings sell for less and rent for less.

Massachusetts may allow adult use of cannabis. Condo living is different. Common areas belong to everyone. A serious board can write clear rules: no smoking or vaping of marijuana (or tobacco) in units if it infiltrates common areas, and none in hallways, lobbies, elevators, or stairwells, with fines that actually stick. Plenty of associations already do this. The point is not culture war. The point is the product you own: quiet, clean common space.

At Mystic River Park, owners have raised the hallway smell. The board’s answer, in practice, has been refusal to prohibit it. So the stench of weed stays in the halls, and the association treats a nuisance that hits every nose as someone else’s problem.

If you are buying or refinancing here, ask for the rules on smoking and for how complaints are handled. If the board will not police the common air, that is not a lifestyle detail. That is deferred maintenance of the building’s value, written in odor.

Caveat emptor.
